  1. I am on Section 8; can I use my voucher on your market site buildings?  
  2. I have a 2-bedroom voucher, can I move into a 3-bedroom unit?
  3. If I am approved and meet your resident criteria, how fast from when I come into your office and bring the Request for Tenancy Approval (RFTA) packet will I be allowed to move in?
  4. I have less than perfect credit, but have a voucher, will you approve me? Section 8 will help pay my rent.

1.  Q: I am on Section 8; can I use my voucher on your market site buildings? 

    A: We will consider Section 8 if you meet our resident criteria.
 
 
 
2.  Q: I have a 2-bedroom voucher, can I move into a 3-bedroom unit?
     A: It depends on our asking rent amount of the apartment of interest. If the voucher payment standard is $1,404.00 and you checked our vacancy listings, and we are renting a 3-bedroom unit for $1,500.00, then you may qualify. You would have to inform your Section 8 Eligibility Interviewer or your Advisor that you are interested in a unit that rents for $1,500.00 and ask them if they can do a preliminary calculation to see if your income will allow them to use the 40 percent rule. Ask your Section 8 Advisor for details to see if you qualify.
 
 
 
3.  Q: If I am approved and meet your resident criteria, how fast from when I come into your office and bring the Request for Tenancy Approval (RFTA) packet will I be allowed to move in?
     A: That depends on the Section 8 Department. We will do our best to complete the paperwork immediately. We will complete the RFTA packet as you wait. If you submit your paperwork to Section 8, then once we know that you have been assigned an Eligibility Interviewer, we will do our best to track and help expedite the process if we can. Unfortunately, we cannot allow anyone to move in, until we get approval from the Section 8 Department.
 
 
 
4.  Q: I have less than perfect credit, but have a voucher, will you approve me? Section 8 will help pay my rent.
    A: We will consider your application as we would any other non-assisted applicant. Please DO apply and let us make that determination. Also, let us know on your application that you have a Section 8 voucher, so we understand that your rent will be subsidized if you may not meet our income criteria.

 
 
5.  Q: I put in a request to my Advisor for my voucher, but I haven't yet received it, can I still apply for one of your vacancies?
     A:  Sure, you can apply. We will hold your application but will not run any credit reports until we are informed that you scheduled an appointment to obtain your voucher. Holding your application does not guarantee the apartment of interest. 
 
 
 
6.  Q: My son/daughter just turned 18 and wants to live with me but he/she doesn't have good credit but the apartment will be in my name. Do I have to have them fill out an application? 
     A: Yes. All adults 18 years of age or older that will be living in the home must be considered in the application process. Please submit all completed applications with consent to check credit form for each one.
 
 

7.  Q: I live out of state, but have a Section 8 voucher. I saw a vacancy with photos online; I like what I saw, can I still apply?
    A: Sure, contact us by e-mail at dhohman@hacla.org and let us know that you are interested in one of our vacancies. We will e-mail you an application packet complete with the three page application and one page consent form to check your credit. This is required for each adult. YOU MUST LET US KNOW WHICH VACANCY YOU ARE INTERESTED IN ON THE TOP MARGIN OF THE APPLICATION. When you   receive an e-mail from us, we will provide instructions and encourage you to fax it to (213) 252-8854. 

 
 
8.  Q: I am NOT on Section 8, but I need to find a building that has low income units. Do you have any current available low income apartments that are NOT on the Section 8 program?
    A: No. We do NOT have any current available low income apartments. We do have low income units that are part of a federally administered Affordable Housing Program at a few of our Market Site buildings, but all units are occupied. We do have a wait list for each site.
 
 

9.  Q:  Can I be added to a particular building's wait list if it has an Affordable Housing Program?
     A:  Yes. Please understand though that if you add your name to any building's wait list, we will expect that you are familiar with the site and have already determined that when your appointment is set, you will move forward with a move-in to that building, if we can qualify you. 

IMPORTANT: We treat those listed on each building's wait list on a first come first served basis. If your information is current when we get to your name on that list we will call or write you and invite you to come into our office for an appointment.  At that time we will determine if you meet the criteria required by the Affordable Housing Group.  

We will NOT accept applications BEFORE your scheduled appointment. We understand that your name can be on a building's wait list for several years and your income and family composition information may change during this period. So please understand why we will not have you apply anytime before we get to your name on that building's wait list.
 
 
 
10.  Q: Can I be on more than one building's Affordable Housing Program wait list?
        A: Yes. Please understand though that if you add your name to any building's wait list, we will expect that you are familiar with the site and have already determined that when your appointment is set, you will move forward with a move-in at that building, if we can qualify you.
 
 
 
11.  Q: Can I be on Section 8 and still apply to be on a wait list for a low income affordable unit?
        A: Yes. Please review the questions listed above to find the information on the procedure to be added to a particular building's wait list.
 
 
 
12.  Q:   Los Angeles is a place called home for many, what makes Los Angeles different?
        A:   Los Angeles is the Entertainment Capital of the World; many celebrities call Los Angeles home. Because of the warm weather all year round, its 468 square miles house millions of families. 

 

13.  Q:   I am are currently living 2,500 miles away and I am thinking about relocating to the Los Angeles area?
        A:   Why not? You can and we are willing to help.
